Grade II Listed Oak Framed Granary Restoration

The property
A Grade II listed early 19th-century oak framed granary, situated beside a 17th-century farmhouse and 19th-century stable block in a conservation area. The structure was on nine staddle stones with weatherboarded walls and a half-hipped tiled roof. It was close to complete collapse due to prolonged water ingress, poor historic repairs, and recent storm damage.
The process
Emergency works: Immediate structural support was installed under Section 9 of the P(LBCA) Act 1990. Roof tiles were removed for reuse, cladding stripped in key areas, and the frame was temporarily braced for safety.
Surveys & permissions: A bat risk was assessed with the local authority, allowing works to proceed without delay. A detailed repair schedule was prepared and submitted for listed building consent.
Restoration: Original timbers were retained wherever possible, with new oak spliced in where necessary. Staddle stones were reset, walls and floor structure repaired, and the roof rebuilt to its correct pre-Georgian hip design. Original clay tiles were refitted alongside reclaimed matching tiles.
Finishing touches: New breathable mineral-painted black cladding was installed to match the historic aesthetic. All work was carried out with minimal intervention to retain the building’s character.
